How pressure washing companies price cleaning jobs
Pressure washing can be priced by measured surface area, a fixed price per job or an agreed hourly rate. Flat surfaces such as driveways and patios are often priced by square foot. House washing may be quoted as a fixed job price based on the building, its condition, height and access. Use the measurement and pricing method agreed in the estimate.
Identify the surfaces included in the job. For a driveway, record the cleaned area in square feet. For fencing, clarify whether a linear-foot price includes one or both sides. For siding, decks and roofs, distinguish the agreed cleaning method and scope. Do not describe the home's floor area as the actual exterior surface area unless that was the pricing basis.
The cleaning method should suit the material. High-pressure washing can damage certain surfaces. The Asphalt Roofing Manufacturers Association specifically warns against using high-pressure equipment on asphalt shingles. Roof cleaning should follow the applicable roof manufacturer's instructions and the actual method used.
Cleaning solutions, pretreatment and ordinary rinsing may already be included in the agreed cleaning price. If sealing, staining, special stain treatment or wash-water recovery is separately authorized, describe and price that work independently. Specify whether sealant materials, application labor, preparation and cleanup are included in the quoted sealing price.
Some pressure washing businesses use a minimum job price to cover travel, setup and equipment costs. Explain whether the minimum is the lowest total charge or a separate agreed service fee. Do not add a trip charge for costs already included in the minimum. In Charlotte, wash-water management can also affect job scope and cost because contaminated runoff generally cannot be discharged freely into storm drains.

Questions people ask
What should a pressure washing invoice include?
Include your business name and contact details, invoice number, invoice date, customer name and job-site address. Identify each surface cleaned, the completed service date, measured area or agreed quantity, unit rate or fixed price and actual services performed. Show approved extras, applicable taxes, deposits or credits, the balance due, due date and payment instructions.
How do I invoice pressure washing by the square foot?
Record the measured area and the agreed price per square foot. For example, a 900-square-foot driveway at $0.25 per square foot produces a $225 cleaning charge. Use the actual service area or the measurement basis agreed with the customer. If the job has a minimum price, apply it according to the agreement rather than automatically adding a second charge.
How do I measure a driveway for pressure washing?
For a rectangular driveway, multiply its length by its width in feet. A driveway measuring 30 feet by 30 feet covers 900 square feet. Divide irregular surfaces into simpler shapes, calculate their areas and add them together. Exclude surfaces that were not included in the agreed cleaning scope.
Should I charge for house washing by floor area or exterior wall area?
Use the measurement or flat-price method agreed in the estimate. A home's floor area is not the same as its exterior siding area. If billing by actual washable exterior area, measure the relevant walls or surfaces. If quoting a fixed house-wash price, identify the covered building, stories, siding and other included surfaces.
How do I invoice fence pressure washing?
Identify the fence length, height and cleaning scope. A linear-foot price should state whether one side or both sides were included. If billing by square foot, calculate the cleaned face area and apply the agreed rate. Note any separately approved gates, detailed sections or unusual access requirements.
Is soft washing different from pressure washing?
Yes. Soft washing generally uses lower-pressure application and cleaning agents suited to the surface, while pressure washing uses higher-pressure water to remove dirt from suitable surfaces. Choose the method according to the material, condition and manufacturer instructions. Describe the actual service performed rather than calling every cleaning method high-pressure washing.
Can an asphalt shingle roof be pressure washed?
The Asphalt Roofing Manufacturers Association warns against high-pressure washing asphalt shingles because it can damage the roof and loosen protective granules. Contractors should follow the applicable roofing manufacturer's cleaning instructions and safety guidance. When low-pressure roof cleaning is performed, describe that method accurately on the invoice.
Should cleaning chemicals be listed separately?
Follow the accepted estimate. Ordinary cleaning solution and pretreatment may already be included in the service price. List specialized treatments separately when they were agreed as additional services. If a customer is charged for a particular product, identify it accurately and avoid charging again for chemicals already included in an all-inclusive cleaning price.
Can pressure washing wastewater go into storm drains in Charlotte?
Not automatically. Charlotte-Mecklenburg's guidance generally restricts polluted pressure-washing wastewater from entering storm drains or being discharged onto the ground. Certain water-only, lower-pollution activities may qualify for conditional disposal options involving pretreatment and filtering. Detergents, oil, sediment and other contaminants can require collection and appropriate disposal. Check the current local guidance for the actual job.
Does biodegradable pressure washing soap make runoff safe for storm drains?
No. Charlotte-Mecklenburg's official guidance states that biodegradable cleaning products do not automatically make wash water acceptable for storm-drain discharge. The wastewater may still contain detergent, dirt, oil and other pollutants. Follow the applicable discharge, containment and disposal requirements.
How do I charge for wastewater recovery and disposal?
When recovery or disposal is required and separately chargeable under the agreement, describe the service actually provided. This may involve containment, collection, transport or an authorized disposal method. Do not invent a government wastewater fee or charge separately for collection already included in the original cleaning price. Keep appropriate disposal records when required.
Should I add a minimum pressure washing charge?
You can establish an agreed minimum job price to cover travel, setup and operating costs. State whether it represents the minimum total for the job or an additional service fee. For example, if the agreed minimum total is $150 and the measured work would otherwise cost $120, the charge is $150, not $270.
Can I charge a trip fee in addition to the pressure washing price?
Only when that additional charge was disclosed and agreed, subject to applicable law. If the quoted cleaning price or minimum already includes travel and setup, do not add the same expense again. For distant locations, an agreed out-of-area charge can be shown separately.
How should I invoice concrete sealing after pressure washing?
Treat sealing as a distinct service when it was not included in the original washing price. Describe the surface, measured area, product supplied, preparation and application work. State whether materials and labor are included in one installed price or charged separately. Follow the applicable curing instructions and local rules. Sealing may have different tax treatment from cleaning.
How do I invoice oil-stain or rust-stain removal?
Describe the affected surface, the approved treatment and the agreed extra price. Distinguish ordinary cleaning from specialized stain treatment. Do not guarantee complete removal unless the result was specifically promised and supported. If the treatment is included in the quoted cleaning price, avoid billing it twice.
What if pressure washing cannot remove every stain?
Record the cleaning scope agreed with the customer and document relevant surface limitations. Results can depend on the surface material, age, existing damage, stain type and previous coatings. If permanent staining or damage remains, describe the actual work and outcome rather than claiming the surface was fully restored.
Does pressure washing require lead-safe certification for older homes?
Covered renovation work that disturbs paint in pre-1978 housing or child-occupied facilities may trigger the EPA Renovation, Repair and Painting rule. EPA states that pressure washing is not automatically prohibited, but covered work must meet applicable containment requirements, including preventing contaminated debris and wash water from escaping. Check the work scope, property and applicable certification requirements before starting.
Do pressure washing services have sales tax in North Carolina?
Qualifying cleaning of real property, including power washing buildings, patios, driveways, decks, sidewalks and parking lots, is generally exempt from North Carolina sales tax. The statutory exemption does not cover pool cleaning in the same way. Standalone product sales, separately supplied materials and services such as sealing or repairs may have different tax treatment. Classify the actual transaction rather than automatically taxing every line.
Should a roof soft wash be priced separately from a house wash?
Follow the agreed estimate and scope. Roof cleaning involves different surfaces, methods, safety considerations and access requirements from ordinary siding washing. It can be quoted as a separate job or expressly included in a package. Do not charge for roof cleaning twice when the accepted package already includes it.
What if the customer requests another surface during the job?
Measure or identify the additional area, describe the requested cleaning and agree on the extra price before billing it. Follow the approved estimate or change-order procedure. Keep the original work and additional scope distinguishable so the customer can see what was added.
When should a pressure washing invoice be paid?
Use the payment terms agreed with the customer and applicable legal requirements. A one-time residential cleaning may be payable after completion, while commercial or recurring work may use a different schedule. State the due date clearly and apply any deposits or previous payments before calculating the balance.
