How to price cleaning work on an invoice

Regular house cleaning can be billed at a flat rate per visit, per hour, per room or by square footage. Use the rate and unit agreed with your client. The size of the property, its condition and how often it is cleaned can affect the price.

A first-time deep clean or move-out clean usually costs more than a routine visit because the work can be more extensive. Show the agreed cleaning package clearly. List extras such as oven interiors, refrigerator interiors, windows or carpet cleaning separately when they were not included in that package.

For a recurring customer, you can invoice after each completed visit or combine several visits into one invoice. If you combine visits, include the date of each clean. List an extra only for the visit when you performed it.

Questions people ask

What should a cleaning invoice include?

Include your cleaning business details, a unique invoice number, invoice date, client details and the address cleaned. List the service dates, work performed, quantities and prices. Show any extras, applicable taxes, deposits or previous payments, the balance due, due date and payment methods.

How do I invoice a client for weekly cleaning?

You can invoice after each visit or send one invoice for the billing period. For a monthly invoice, list each completed visit with its date and agreed rate. Add any extra services separately so the client can see exactly what was done.

Should deep cleaning and regular cleaning be billed differently?

Use the price agreed for the type of cleaning performed. A deep clean may cover more detailed work than a standard maintenance visit. State the package and include separately approved extras rather than assuming every task was included.

What if a client asks for extra cleaning during a visit?

Confirm the additional work and price before charging for it. List the approved extra separately on the invoice. For example, an oven clean added during a regular visit should appear as its own charge.

Should I charge separately for cleaning supplies?

You can include supplies in your cleaning rate or charge an agreed fee separately. Make that clear in your estimate. If you charge separately, describe what the fee covers. Tax treatment depends on the location and the transaction.

Do cleaning services have sales tax?

It depends on where the service is performed and the type of cleaning. In Florida, residential cleaning services are generally not taxable, while qualifying interior nonresidential cleaning services are taxable. Check the applicable local tax rules before adding tax.

What if the customer has already paid a deposit?

Show the full charge for the cleaning work, then subtract the deposit or any payment already applied to the invoice. The remaining balance should be clear.

How should I handle a re-clean request?

Follow the re-clean or satisfaction policy agreed with the customer. Refer to the original service date and invoice when documenting a return visit, credit or adjustment. Do not invent a universal re-clean deadline or charge for corrective work without an agreed basis.
